Apartment Moves: Lifts, NOCs And Building Rules In The UAE

In a villa you can start whenever you like. In a tower you cannot. The building decides when the lift is free, which door the truck uses, and whether the crew gets past reception at all. Every delayed apartment move we have seen came from one of those three things, not from the furniture.

The move in and move out NOC

Most managed buildings in Dubai, Abu Dhabi and Sharjah want a no objection certificate before you move anything. To get it you usually need your tenancy contract or title deed, your Emirates ID, a copy of the mover’s trade licence and insurance, and proof that service charges or rent cheques are clear.

Ask for the list in writing and apply at least three working days before. Some buildings answer the same day, some take a week, and almost none work on a Friday afternoon. If the NOC is not in hand, security will stop the truck at the barrier and nothing you say will change it.

Book the lift, not just the day

Service lifts are shared. If someone else booked nine in the morning, you are moving at two in the afternoon whether you like it or not. Book the slot as soon as the date is fixed and ask how long you get. Four hours is common.

Ask two more questions while you are there. Where does the truck park, and how far is that from the lift? A short carry from the loading bay is easy. A hundred metres across a podium in July is a different job and it should be in your quote.

Boxes and floor protection in an apartment corridor

Protect the building, not just your things

Buildings care about their walls and lifts as much as you care about your sofa. A proper crew lays floor runners in the corridor, puts blankets on the lift walls and corner guards on door frames. If anything is scratched, the deposit is the first thing to go.

Take photos of the corridor, the lift and your own doorway before work starts. It takes a minute and settles any argument later.

Timing rules that catch people out

Many communities do not allow moves after eight in the evening, on Fridays, or during prayer times in some areas. Others only allow weekday moves. If your handover falls on a weekend, check first, because a truck loaded and turned away costs you a whole day.

Also plan for the small stuff. Reserve two parking bays if you can. Tell your neighbours if you share a narrow corridor. Have cash or a card ready for the deposit. None of it is hard, but all of it stops the clock when it is missing.

How long an apartment move really takes

A studio with a packing crew is usually four to five hours end to end. A two bedroom is most of a day. A three bedroom with fitted wardrobes and a full kitchen often runs into a second morning, especially if the two buildings both have booked lift slots. Plan for the slower version and enjoy being early.

Talk to both buildings, not just the new one

People remember to get permission for the new home and forget the old one. The building you are leaving also wants notice, a clear account, and often its own move out approval before the truck is allowed at the loading bay. Ask both management offices the same set of questions in the same week.

While you are at it, ask about the final utility bills, the maintenance clearance and the deposit return process. Getting those started early means the money comes back in a few weeks instead of a few months.

A short list to save your day

Keep a folder, digital or paper, with your tenancy contracts, both NOCs, the lift booking confirmation, the mover’s contact number and the security desk number for both buildings. On moving day one phone call solves nearly every problem, as long as you have the number.

Finally, be realistic about the heat. Between June and September, an early morning start is far kinder on everyone and the crew works faster in the cool hours. Water in the fridge for the team costs nothing and it is always noticed.
